We aim to provide a satisfying five-star stay; this does not mean luxury or perfection. House Rules 1. Do not use hair dye or other products that may stain towels, linens, furniture, or surfaces. 2. Basic programming is provided through the HOA. During Your Stay 1. Keep electronics and smart sensors plugged in, powered on, and in their original setup. Do not disconnect, cover, or tamper with them. 2. Keep doors and windows closed while the AC is running to reduce humidity and prevent insects from entering. 3. Keep cooling between 70°F and 78°F. Extreme settings may strain the system. 4. Bag all trash and remove it regularly to prevent odors and pests. Before Checkout 1. Remove food waste and address any lingering odors using the kitchen or bathroom exhaust fans. 2. Return electronics and remotes to their original locations and settings. 3. Check drawers, closets, and outlets for personal belongings. 4. Leave the home in reasonable condition and check out on time. Excessive cleaning or late departures may result in additional charges consistent with the listing and platform policies. 5. Please do not strip the beds; the cleaning team follows its own procedure. What to Expect This is an individually owned, self-catered vacation home. Our rates reflect the home’s condition, amenities, normal wear, and minor imperfections. 1. No onsite staff: Please contact the host for assistance with the home. Resort staff may assist with resort-related matters. We reply on hiring local contractors for repair needed. 2. No alternative accommodation: We do not have another home available for relocation. 3. Starter supplies: An initial supply of consumables is provided by housekeepers. Guests are responsible for additional supplies during their stay. 4. Interior Keys and phone: Interior-door keys and lockbox keys are not there. There is no house phone. 5. Wear and repairs: Minor wear and imperfections may be present. We arrange contractors when repairs are needed. 6. Amenities: Amenities may occasionally close or become unavailable for maintenance or repairs since so many ammenities for vacation home. 7. Pests: Regular pest control is done regularly, but occasional insects may still enter the home, especially in Florida’s warm, humid climate. Please report any concerns promptly so we can assist. 8. Cleaning: Our housekeeping contractors work diligently within tight turnover schedules and are paid for each cleaning completed. An occasional missed hair or trace of dust may occur; please report cleaning concerns promptly so we can arrange assistance. If the home was not cleaned at all or if you have to cancel immediately, we can refund your cleaning fee and unused and unblocked nights. 9. Odors: Sensitivity to unfamiliar surroundings and odors varies from person to person. A home may have a slight scent after recent occupancy or several days of vacancy. Personal sensitivity does not qualify for a refund. 10. Household items: The home includes basic supplies and equipment that our housekeepers can regularly check and maintain. Additional items left by previous guests may be available, but items availability and condition cannot be guaranteed. Guests are welcome to bring their preferred items for added comfort and peace of mind. 11. Conditions Beyond the Host’s Control: Utility outages, neighbor activity, resort operations, and other external conditions are beyond the host’s direct control. Please report concerns promptly, and we will assist where possible. Concerns and Refunds Please report concerns promptly and allow us a reasonable opportunity to address them. We keep our rates as affordable as possible while covering operating costs. Rates already reflect normal wear and minor imperfections, so these issues do not ordinarily qualify for refunds or discounts. If a significant issue affects your stay and cannot be resolved, you may request to end the reservation through the booking platform. Our offered remedy is a refund for unused, unblocked nights following your departure. Stayed nights and cleaning fees are generally nonrefundable. Alternative accommodation is not provided.
