To protect the integrity of our hosting business, we generally avoid accommodating guests who have left a 3-star rating or multiple 4-star ratings for prior stays, as such reviews can do more harm than good despite a well-intended effort. We paid resort fee for our guests while other guests have to pay $24/day resort fee to the regal palm resort. The pool hours from 8am to 11pm. The pool is conveniently located just 0.1 miles from the home, making it closer than most other homes. No smoke, No animal, No Party or event No locals, Guests breaking rules pay Minimum clean charge $500 plus damage charge, rent loss and resort fine. We strive to offer a comfortable stay at great value, which is most guest appreciate, but our home may not be ideal for guests expecting perfection or hotel-style service. It’s simply furnished to meet essential vacation needs, reduce clutter, and support efficient housekeeping. As a self-service vacation home, it isn’t practical to stock every item or provide delivery support. We appreciate guests being self-sufficient and encourage reaching out in advance with any special requests or concerns. This is a privately owned vacation home, not a hotel. While we strive to maintain a clean and comfortable space, the home is not guaranteed to be completely bug-free, mildew-free, or free of minor maintenance issues. Florida’s tropical climate can occasionally bring humidity-related challenges and seasonal pests despite regular preventative treatments. Some closets may be locked for utility or owner storage and are not available for guest use. The resort may charge $100 incidental hold required at check in and refund after check out, which we host have no control. Host paid resort fee for our guests, value added $22/night plus tax.
House Rules
Guests are expected to complete registration by verifying their ID and agreeing to the house rules, and should promptly notify us of any concerns. If the rules are not a good fit, guests may cancel within 2 hours to avoid miscommunication. Airbnb’s standard refund policy applies first. A full refund may be requested only if the calendar is unblocked within the 2-hour window. Cancellations must be initiated by the guest, as Airbnb penalizes hosts for canceling or encouraging cancellations. No smoke, No event, No pet home. Check-in time is 4pm or after. Check-out time 10 am or prior. Enhanced Booking Qualifications: 1. Age & Identity Verification The primary guest must be at least 25 years old to book: due to HOA, insurance and safety considerations, a valid government photo ID is requested for verification shortly after booking. We don't host Guests involved in parties, smoking, illegal drug use, aggressive behavior, or violations of local laws. 2. Distance Requirement (Over 3 Hours Drive) To protect the integrity of our home and guest experience, we generally only accept bookings from guests located more than three hours' driving distance from the property. Unfortunately, some short-stay local bookings have led to unreasonable refund demands or retaliatory reviews, which negatively impact our business. 3. Positive Airbnb History Required. Good hosts and guests both care about maintaining strong ratings. A 5-star Airbnb rating reflects overall satisfaction and value—not perfection or hotel-style service. Guests rated prior stay average rating below 4.7 or any z3-star (or lower) reviews must contact us before booking to discuss previous concerns. We do not accommodate guests who have left retaliatory or misleading reviews due to denied refunds, early/late check-in requests, or house rule violations. Guests without prior positive reviews must contact the host before booking/request. 4. Booking Guest Must Check In/Out The person who books must be the one to check in and check out. This helps maintain clear communication, safety, and accountability during your stay. Basic House rule: 1. No smoking in unit, patio, balcony, or breezeway. 2. No parties.(locals within 3 hours drive distance need to message us first). 3. No animals. 4. No color of hair dye, anything on towel, sheet, wall or anywhere. 5. No odor from cooking or anything left that next guest to complain about. 6. No early check in or late check out without housekeeper approval and minimum fee $50. 7. No outside service allowed: To protect the safety, privacy, and comfort of all guests and neighbors, Only registered guests are permitted on the premises. Outside service providers are strictly prohibited during your stay. This includes, but is not limited to: -Private chefs or catering -Housekeepers or cleaners -Hair and makeup services -Massage or spa treatments -Nail technicians -Personal trainers -Photographers or videographers -Event or party staff Community/resort rule also apply to all guests and owners. Guest will pay minimum cleaning charge of $500 cleaning if any sign of smoking, animal plus damage repair, rent loss and fine from resort or HOA. During Stay: 1. Have electronics, smart sensors, in original state and powered all time. 2. Have doors and windows closed to prevent moisture, bug in Florida weather. 3. Have AC/heater in Recommended range 70F -76F in Florida. It may stop working outside the range. 4. Have all trash bagged and taken out regularly to avoid odor and bug. 5. Don't move furniture, appliances. 6. Don't enter owner/cleaner storage or utility closets. 7. Don't download any program or add any channel to basic program provided by HOA. Guest is responsible for extra charges or disconnection which may occure months later. Before Checkout, Please: 1. Vent any odors from cooking, food, or other sources to ensure a fresh environment for the next guest. 2. Return all electronics to their original setup and location. 3. Check all drawers and closets to ensure nothing is left behind. 4. Leave the home in reasonable condition and check out on time—cleaners may charge extra for excessive mess or late departures. The following details are provided to set the right expectations for all parties. 1. Perfection Not Guaranteed - No Alternative Accommodation Available We strive to provide a comfortable and enjoyable stay; however, perfection cannot be guaranteed or expected. Occasional issues such as cleaner oversights, prior guest damage, missing items, normal wear and tear, utility outages, plumbing problems, neighbor behavior, community maintenance, Florida’s natural environment, or bugs and insect bites may arise and are beyond the host’s control. If your stay is significantly impacted, the appropriate solution is to cancel promptly and request a refund for any unused nights. Once the calendar is reopened and the dates become available, the host will approve the refund accordingly. Guests seeking flawless accommodations or expecting alternative housing arrangements should not book this home. 2. Independent Contractor Services We are a small hosting operation without employees, as we often operate at loss or close to break-even. Instead, we rely on independent contractors for cleaning and repair. While we coordinate closely with them, their availability, response times, and performance cannot be guaranteed. Finding flawless cleaners is challenging, and most guests prefer reasonable rates over premium-priced services. Contractors are compensated for their time and effort (with additional platform fees and government taxes), even if the outcome isn't perfect. Hosts juggle many responsibilities and don't have the time or expertise to personally resolve every on-site issue. The front loaded washer has to close tight correctly to work. Washer front door is sealed tight to prevent leaking, but cause moisture problem when guest have the door closed immediately after washing. We cleaned the door seal every time when we are there, but some stain could not come off. Vacation home kitchen is equipped and suitable for those who plan to prepare simple meals while not enjoying the area restaurants on vacation. Guest are supposed to buy consumables once the "starter supplies" are finished. No coffee, no salt and pepper provided. Guests can wash their sheet and towels in unit if necessary. Host is out of state and not able to supply additional starter kits, sheets and towels. No Housekeeping service during guest stay from host. Guest can arrange and pay for housekeeper to clean during the stay. The host cannot be held responsible for utilities, internet, resort amenity repairs, maintenance shutdowns, or the behavior of neighboring guests, as these are beyond host control.
